What's in the room

It is one private massage room on the fifth floor of 41 Union Square West, fitted out for table-based bodywork and facial treatment rather than converted from an office. The center of the room is a heated spa bed with adjustable working height and a face cradle, with clear access down both long sides and at the head, so you can work a client from any angle without shuffling furniture.

Around it: a hot towel cabinet kept stocked, a hot stone warmer with a full basalt set, and a facial steamer for estheticians. Lighting is dimmable overhead plus a gooseneck lamp for close work. There is a rolling stool, a mobile trolley, product shelving along one wall, and a Bluetooth speaker so you bring your own playlist rather than inheriting someone else's. The door is solid and closes — this is a real room, not a curtained bay in a shared floor.

Linens are ours and so is the laundry. Every booking gets a freshly laundered sheet set, face cradle cover, blanket and towels, and there is a marked hamper in the room. You do not carry laundry home and you do not pay a linen fee.

What it costs

$36.00 per hour, 75-minute minimum. That is the published rate and it is the whole rate; the 75-minute minimum simply leaves you time to clean up after your session. You can also book fixed spa room blocks of 75, 90, 105 or 120 minutes, which work out to the same hourly price — those are the tiles at the top of this page, and each one books straight into the calendar for that exact duration.

Inside the rate: linens and laundry, hot towels, use of the steamer and the stone warmer, sanitation supplies, waiting-area access for your client, and Wi-Fi. There is no membership fee, no joining fee and no monthly minimum.

Charged separately, and always quoted first: long-term lockable storage beyond a single shelf, out-of-hours access outside the standard windows, and replacement of linens damaged by staining products. Nothing appears on an invoice you have not already agreed to.

Payment is taken through the booking calendar at the time of reservation, so there is no invoicing cycle and nothing to chase.

What we need from you

We rent to licensed professionals only. Before your first booking is confirmed, send the following to massage@enhancewell.com:

  • A copy of your current New York State license for the modality you intend to practice (LMT, esthetician, L.Ac., or the relevant NYC permit for PMU work).
  • A certificate of professional liability insurance in your own name, current through the dates you intend to book, naming the studio as additional insured.
  • Government photo ID matching the name on the license.
  • A one-line description of the services you will be providing in the room.

Verification usually takes one business day. Once you are approved you book yourself directly through the calendar without asking us each time — that is the whole point of the arrangement.

We are deliberately strict about this. Everyone working out of this room is carrying their own coverage, which is what makes it safe to share a space with other people's clients in it.

How booking works

Once you are verified, you book the room yourself from the live calendar — the same calendar further down this page. Pick the hour or the block you want, pay at the point of reservation, and the room is yours for that window. There is nobody to phone and no approval queue between you and an open slot.

Book the time you will actually occupy, including your own setup and reset. If your client is booked for sixty minutes and you want ten minutes either side, book ninety. Because linens, towels and sanitation supplies are already stocked in the room, most practitioners reset it in five to eight minutes.

Change or cancel more than 12 hours ahead at no cost. Inside 12 hours the block is charged, because the time cannot realistically be refilled at that notice. Standard access is 10am–10pm Monday to Friday and 8am–10pm at weekends; anything outside those windows is occasionally possible, but ask first rather than booking and hoping.

Why rent here instead of…

…signing your own lease

A small Manhattan treatment space on a commercial lease means a multi-year commitment, a security deposit, a build-out, your own insurance on the premises, utilities, laundry and cleaning. It is the right answer once you are full five days a week. Before that, you are paying for empty hours. Here you pay for occupied hours only.

Honest downside of renting: you do not control the signage, the layout or the hours, and you cannot leave a room set up overnight the way you could in your own lease.

…joining a studio as staff

Staff positions bring you clients and remove admin, but you are typically on a split, you do not own the client relationship, and the studio sets your pricing. Renting inverts that: you keep the full fee and the client, and you carry the cost of finding them.

Honest downside of renting: nobody hands you a book. If you do not already have clients, a staff role will pay you sooner.

…generic coworking or a day office

Coworking is cheap, but it is not built for bodywork: no heated table, no sink you can rely on, no laundry, thin walls, and most operators' terms do not permit hands-on health-and-beauty services at all. Your insurer may also take a view on it. This room is purpose-fitted and permitted for the work.

…informally subletting from another practitioner

Subletting a chair or a room by handshake is usually the cheapest option and often works fine. The risks are real though: no written terms, availability that evaporates when the primary tenant's book fills, ambiguity about whose insurance covers an incident, and no recourse if the space is double-booked. Here you have a published rate, a real calendar, written terms and someone accountable for the linens.

Honest downside of renting: we are more expensive than a favor from a colleague.

Union Square is one of the best-connected corners of Manhattan, which matters more than it sounds when your clients are traveling in from all over the city. The station under the square runs the 4, 5 and 6, the N, Q, R and W, and the L — that is most of the east side, most of Brooklyn and the whole 14th Street crosstown in one stop. The PATH at 14th Street is a short walk for New Jersey clients.

The building entrance is on Union Square West between 16th and 17th, and Suite 501 is on the fifth floor with elevator access — no stairs to carry a table or a product case up. The Greenmarket, plenty of cafés and a pharmacy are all within a block, which gives an early client somewhere to wait that is not your treatment room.

The address reads as Union Square, and the surrounding neighborhoods — Flatiron, Gramercy, Chelsea, Greenwich Village and the East Village — are all inside a fifteen-minute walk, which tends to matter when you are telling an existing client book that you have moved.

How much does it cost to rent a massage room in NYC?
Here the rate is $36.00 an hour with a 75-minute minimum per booking, which leaves you time to clean up after your session, and that is the whole price — linens, laundry, hot towels, the stone warmer, the steamer and sanitation supplies are all inside it. Fixed spa room blocks of 75, 90, 105 and 120 minutes are also bookable at the same underlying hourly rate.
Do I need my own license and insurance?
Yes. We rent only to practitioners licensed in New York State for the modality they are practicing, carrying their own professional liability insurance with the studio named as additional insured. We verify both before your first booking is confirmed.
Is there a minimum commitment, lease or membership fee?
No. There is no membership fee, no joining fee, no monthly minimum and no long-term lease — you pay by the hour for the time you actually use. The shortest booking is 75 minutes ($45.00), which leaves you time to clean up after your session, and the blocks bookable directly from the calendar all price out at the same flat hourly rate.
Can I bring my own products and equipment?
Yes, within the equipment policy for your modality. Linens, hot towels and the heated spa bed are provided, and there is shelf space for your own oils and products. Equipment rules differ by discipline, so check the page for your modality.
Do you provide linens, or do I bring my own?
We provide them and we launder them. Every booking gets a freshly laundered sheet set, face cradle cover, blanket and towels, and there is a marked hamper in the room. You never take laundry home.
Can I store products between bookings?
Yes. There is product shelving in the room, and lockable storage can be arranged for practitioners who rent regularly. Ask when you book rather than assuming space is free.
What are the access hours?
Standard access is 10am–10pm Monday to Friday and 8am–10pm at weekends. Bookings outside those windows can sometimes be arranged — ask before you assume.
What is the cancellation policy?
